We cannot guarantee 87-degree water when nighttime temps fall below 50 degrees. Please advise us ahead of time if you would like the pool heated, as it takes up to 72 hours to heat. • Convenient access to the 101 freeway which will take you anywhere you need to go! UBER or Lyft are readily available.

Note that there is a doorbell that records for 30 seconds upon motion for your safety. The home is in quiet family oriented neighborhood. We respect the privacy and rights of our neighbors. City of Scottsdale ordinances regarding occupancy and noise levels are strictly enforced. Note there is a noise monitoring device installed at the home. Quiet hours 9 pm - 8 am. Please remember that you're staying in a house, not a hotel. Please treat the space with respect. House Rules

Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties including but not limited to termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit. General Requirements - All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Owner Brad and Stephanie Beebe during their stay; and Guests must notify the Owner of any disputes or complaints from neighbors as soon as reasonably practicable. Check-in –Tenant may check in any time after 4 PM on the date of arrival. Check-out –Tenant agrees upon check-out day, the premises must be vacated by 11 am unless a later check-out has been pre-approved (a charge may apply). Noise and the Neighborhood - Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties. This home is in a quite family neighborhood. Quiet hours are from 9 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Noise monitoring device is installed at the house. Excessive noise and vulgar language is prohibited at all times; Trespassing - All homes in the area are private property. Guests are to confine themselves to walking paths, paved roads and roadsides. Occupancy - Guests are allowed a maximum of 4 Visitors at any time during their stay unless approved by host. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules. Parking is limited to two vehicles and no parking is allowed in the culdesac. Any additional overnight Visitors must be approved in advance during the booking process. Parties and Functions - Large parties and large gatherings of any kind are strictly prohibited at the Vacation Rental. Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers. This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception. SUBLETTING/ASSIGNING/OCCUPANCY: There shall be no subletting of the premises. The renter shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose. No filming or photography shoots are permitted unless approved in advance during the booking process. Driving / Parking - Please make sure to not block any neighbor’s driveways. Do not park in the culdesac that will block any neighbors' driveways. South of the house beyond the culdesac there is available parking along the fence two house to the south. Please also watch your speed. The house is in a residential area and the speed limit is 15 mph. Garbage and Recycling - Guests and their Visitors are to empty garbage as needed. Garbage cans are located on the south side of the house next to the garage. Laundry - Guests are welcome to use laundry facilities. The Washer and Dryer are located in the room off of the garage. Security - Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. There is a security system that can be armed during your stay and it will dispatch police if the alarm is triggered, but it should not be relied on by guests for personal security or security of their belongings. Security Cameras / Monitoring Devices - The premises are equipped with a ring doorbell security camera. Cameras are not monitored for guest safety in any way and should not be relied on by guests for personal security or security of their belongings. There are NO cameras inside the house. Cameras may be used to enforce and verify compliance with rental policies. Any damage caused to cameras by guest may result in a partial or complete loss of security deposit funds. There is a security system in the house with a motion sensor. This sensor is only active when the system is armed in away mode. There is a noise monitoring device installed in the backyard. Utilities - Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. Hot Tub / Swimming Pool - The Hot tub/ Swimming pool may be used at any time, but Guests and their Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (9 pm – 8 am). For safety reasons, it is not permitted to use any glassware in or around the pool area. Failure to comply with this rule will result in a fine deducted from the security deposit. Guests must supervise any babies and children at all times when in the backyard. Please do not adjust the pool heater as it is scheduled and set to 84 degrees. Failure to keep the pool cover on will result in excessive gas utilities that will be charged back to the renter. Please keep spa cover on when not in use. Smoking - Smoking is not permitted inside the Vacation Rental. You may smoke outside the Vacation Rental, but not near open windows or doors and please properly dispose of cigarette butts and/or ashes. Failure to do so will result in a deduction from the security deposit. Illicit Drugs - When staying at our place we have a strict no drug use policy. This is just the law… not so much one of our rules. Pets - Pets are permitted at the Vacation Rental upon approval. Pets are not allowed on any furniture or beds. Failure to keep pets off furniture and beds will result in a deduction from the security deposit. Additional pet fee applies. Barbecue - Please turn all burners to “off” when you finish using the BBQ. Do not use charcoal briquettes in the gas barbeque or there will be a charge to replace the barbeque. Please clean up the BBQ when done using it.

The clean, beautiful home was very cozy and located in a nice, quiet neighborhood. The beds were all very comfortable with a spacious kitchen and dining area. The pool and hot tub were both nice and clean. We greatly enjoyed our stay at Brad's place and would definitely want to stay there again when visiting the area.

We had an amazing stay! The heated pool and jacuzzi were perfect for relaxing, and the games made it easy to keep everyone entertained. The house was spotless, well-kept, and had plenty of space for our group. The neighborhood felt very safe and quiet — we enjoyed a walk and saw families with kids and people out walking their pets. Brad was incredibly kind and quick to respond whenever we needed anything. We would absolutely stay here again — highly recommend!

We have been coming to Phoenix for Arizona Fall League baseball for 16 years. We enjoyed this home much better than any other place we have stayed. The home was very clean and comfortable. It had everything we needed to make our stay great. Loved the hot tub. The location was perfect for our regional travel plans. We hope to stay here again next year.
